Brief Description

The Position of Portfolio Manager involves working on the store profitability, Initiating discussion on rental renegotiation and work collaboratively with external and internal stake holders.

Manage the Complete portfolio of Existing stores and work with the Owners / Stores/ Internal stake holders to make the store profitable

Requires a clear understanding of store profitability and levers to make the store deliver better profits

Task

  • Responsible for existing stores profitability
  • works in close coordination with BD, OPS, analytics team & landlords/ malls.
  • Strategies on non performing stores to make it profitable
  • Commercial deal finalisation after P&L analysis of stores. To make stores approval plan with profitability analysis & get it approved by management.
  • Should be able to proactively take actions to ensure store profitability is not compromised
  • Rent renegotiation PAN India
  • Negotiate the rent & key terms of existing stores keeping in mind profitability analysis.
  • Strong relationship building with landlords/ malls.
  • Market benchmarking of rentals.
  • Maintain track of rental trends recent real estate deals in the region. Summarise information and trends and highlights the critical changes in the Industry norms and development
  • Responsible for agreement addendum and rent payments: -
  • Close coordination work with finance & legal team.
  • Collaborate with all the stake holders to ensure that required documents are given to the finance team for rent reimbursements
  • Landlord issue resolution: - close interdepartmental coordination.

Job requirements

Qualification and Requirement:

Degree from a reputed Institution

Additional degree in Management and finance / retail management will be desirable

P&L understanding and Business Acumen- Should be High

Good Knowledge in Excel and Power point is required

Skills- Required

Decision making ability- should be able to take On the spot solution and decisions, Adaptability and Flexibility to change courses and take decisions

Financial Management- Total understanding of store operations and P&L

Analytical skills Work proactively to build profitability

Very strong Negotiation skills and persuasive skills

Communication and Interpersonal skills, Collaborative skills

Should have Attention to details
