Job Summary

PURPOSE OF THE ROLE

  • Accountable for anchoring the end-to-end processes of various sanctions required for project execution, land acquisition, registrations, Electrical Liaisoning, time bound manner by following the standard procedures defined by Government/Semi Govt. Dept. like PMC, PCMC, PMRDA, TP, Revenue Dept., Electricity Company, etc.

KEY RESPONSIBILITIES

1. Department Work Planning & Review

  • Review the previous day performance of the team and self
  • Check all team requirement and responding appropriately within the agreed response time
  • Review the teams output of previous day and assigning work based on urgency and importance
  • Review the work challenges of the team and providing solutions
  • Review the urgent priorities for the day, week and provide special attention on the same
  • Guide the team to finish the task in time to optimize cost and time sanction of the projects.
2. Project Permissions/Land Acquisition
  • Preparation and submission of physical and online application.
  • Review of allotted task and ensuring the sanction of project is to be completed in all aspects (requirements, time of sanction etc.)
  • Check the progress of the construction and to take approvals required for stages of construction from
  • the concerned authority.
  • Guide the team to finish the tasks within agreed turnaround time.
  • Create and maintain proper system of storage of all original records/documents.
  • To maintain good relationship and co-ordination with all staff of concerned authority.
  • Guide the team to coordinate between the Land owners, Brokers, Architects, Engineers, Marketing, Accounts etc. for timely processing of the various permissions.
  • Submissions in accordance with plan of Management before concern Authority such as Demarcation,
  • Survey , All types of NOC , Planning etc.

3. Drafting
  • Preparation of all types of Applications, Affidavits, Declaration, Indemnity, Agreement, etc.
  • Obtain approval from Senior/Concerned Authority.
  • Checking and reviewing drafts made by team members.
  • Review, update all standard formats on periodical basis to ensure incorporation of all relevant operational, commercial and legal clauses.
  • Ensure that the company does not have to face any litigations, financial loss, loss of reputation.
  • Create a mechanism to ensure proper storage of all confidential and legal related documents.
4. Co-ordination
  • To get work done by coordinating team members.
  • Keeping co-ordination with senior authority and act accordingly as per directions.
  • Co-ordination with all concerned department such as Land Owners, Brokers, Architect, Engineers,
  • Project Managers, Accounts, Legal, Sales, etc.
5. Time Management
  • Always guide team and self to tackle/handle emergency.
  • Priority basis work is to be shortlisted and act accordingly.
  • Fund management to save time in case of acquisition of land and sanction charges.

6. Planning & Review Meetings
  • Attending and participating meetings and discussion that involves materialistic decision about, Project, Land acquisition, Legal liabilities, Litigations,
  • Attending meetings with Govt. Authorities, Govt. Valuer, Architect, Engineer, Project Manager, Advocates, Consultants, for discussion about the project sanction/land acquisition.
  • Advice team on various aspects as and when required.
  • Ensure proper documentation of all projects/land, minutes of meetings, or any other documents shared / received during the project planning or review meetings.

7. Registrations( Land/ Flats)
  • Ensure all needful Acts to be done with a proper dignity such as (Data Entry, Execution, booking at SRO ,etc.)
  • To follow etiquettes and Company culture Before Landowners/ Flat holders.
  • To assure confidence to the Flat holders as well as Land owners by complying queries of the Flat holders.
  • To ensure entire work process with maximum accuracy from the Team -members .
